This map from 1790 clearly shows the course of the river Effra. Nowadays the river runs its entire course underground. It actually runs under both Stoddart House and then Shrewsbury House as it bends around the Oval. It finally enters the Thames just west of Vauxhall bridge after flowing right under Vauxhall station. The area where the estate how stands would therefore have been prime land for growing as it was well watered.
